Foreclosed HomeDiscover The Truth About Foreclosed Homes

April 30, 2009

Foreclosed houses are houses that have been closed by an individual or a group of individuals before another person owns them. Such situations arise when mortgagers either dont bother to take their house back or are unable to release it because of financial adversities. As a result mortgaging companies takes over the charge of the house and offers to resale it.

You might have come across property news and newspaper advertisements, local magazines or even the Internet having information about foreclosed homes. Even the real estate agents have foreclosed homes offers in plenty. To know more about foreclosed homes you can talk to the real estate agents or even the assessors. Plan a visit to the local courthouse would give you a rough idea about the various deals and how their dealing process. Similarly, you can also attend the foreclosure home auctions to know more about the auction options and the risks involved.

Planning to buy a foreclosed home is one of the most significant financial decisions an individual has to take. Purchasing foreclosed homes includes bargaining the foreclosed sale, acquiring mortgage, getting the title insurance and finishing the home purchase.

Before buying a foreclosed house you should be well informed about the various options available. This applies especially to the first time foreclosed homebuyers who are new to the foreclosed property transactions. As mentioned before, consult a reputable title agent or attorney before buying a home.

Many people harbor wrong notions that foreclosed homes are basically shabby homes in rundown neighborhoods. However, its only people who are actually investing in foreclosed properties that know that this notion is incorrect. Foreclosed homes come in a variety of size and shapes, consisting of large, beautiful new homes in the most sought after neighborhoods.

You are in for a terrific amount of savings, if you are buying a foreclosed house. Strange as it sounds, this is true. By buying homes at 10% to 60% below the original market value simplifies making monthly payments and generates huge savings on the whole. In some circumstances, individuals can buy homes with very less or no deposits, even if they have a bad credit history. Foreclosure pricing is also known for building equity instantly.

Today, you might find more opportunities for buying foreclosures than ever before. To some extent this is because of the high debt rates getting more people into financial trouble, and partially because lenders are giving mortgages to higher-risk borrowers. However, the good news is that together these factors are increasing loan default rates. People who plan to buy foreclosed homes can pick and choose the home they want at a great price. Many of these homes are not advertised, as they are not profitable for the real estate agents.

Foreclosed homes can prove to be of good value for the right person who is willing to consider all the options available. If you are a buyer of foreclosed homes, keep in mind that these houses are not necessarily vacant. Till mortgage companies hand over the house to the buyer, the original residents still own it. Basically, it depends on the buyer decision to keep the original owners as tenants or ask them to vacate the house. Furthermore, furnishing or renovation of the house is not the responsibility of the original buyers.

Real Estate Leads that Close

April 30, 2009

In today’s real estate market there’s a huge emphasis on generating leads. If you don’t have any, or too few, you really don’t have much of a chance to have a serious career. Still, generating lots of leads and being able to replenish them is a career long challenge.

Get it right and you can do very well! But if you never quite develop the skills to get them then good things usually don’t happen.

Collecting leads, which is the same as creating a list of prospective client, can prove to be a challenging task…but fortunately there are countless ways to do it.

Ways to Beat Other Agents to the Good Leads
When you have email addresses you can repeatedly deliver your marketing messages, thereby significantly increasing the likelihood of converting leads and prospects to paying customers. And if you use them with sequential autoresponders there’s no limit to what you can accomplish!

So, make a habit to collect as many email addresses as you can get, even your acquaintances, whenever you can. They are key to having effective online marketing campaigns.

Also, take advantage of trips to your beauty salon, or barber shop by steering conversations to real estate and letting patrons and shop owners know hat you’re in real estate. See if the shop owner will let you leave some business cards. Better yet, leave some without asking. What’s the worst thing that could happen if you do?

Finally, canvass neighborhoods by going door to door. Canvassing neighborhoods was not my style, but I did it because I knew that I had to do something to establish a presence in the real estate community in order to generate new business opprtunities.

Going door to door was time consuming, but worthwhile. It can be for you too, especially in your own neighborhood, where buyers and sellers are likely to do business with a “neighborhood” professional before they do with a stranger who lives across town.

What a Good Letter Can Do For You
A good letter offers wonderful business building opportunities. Since the national do not call list has put a serious damper on cold calling a compelling sales letter offers a next best alternative to reaching prospects and delivering your marketing messages.

A letter that generates effective results can easily be used as a foundation for other advertising materials. Rather than reinventing the wheel, you should consider using proven effective ones to develop more original ones.

Anyway you slice it letters are a valuable part of every business. And getting started is easy! To begin, set up a database with all your customer information. You’ll want to include name, address, phone number, email address and perhaps what they have listed, rented, or sold in the past.

There is no need to get overly sophisticated, you can use Word, Excel or a number of contact managers that will help you streamline the process and sort the information into specific fields.

Closing
Summarily, always assess yourself. Make a daily evaluation of your activities. This will help you in assessing which strategies were effective or not. If one strategy was not effective, then move on to others that might, but give each a fair amount of time to mature into the effective marketing strategy that it can be.

Internet Mortgage Leads, Why Aren They Working

April 30, 2009

When it comes to Internet mortgage leads, mortgage companies and sales people have to ask what will really generate more and better clients. The advent of the Internet has of course changed the way business is done all over the globe. It is a matter of perspective and sometimes flat out results that show whether that change has actually been for the better.

A good lead for a potential client is a very valuable thing for mortgage lenders. Without them, a lending company can pretty much count on closing up shop. While there is a need for both lenders and clients to successfully make contact with each other, they often miss each other like ships passing in the night.

Buying Internet mortgage leads from those companies that play the middleman and bring lenders and clients together can seem like quite a blessing. This is commonly done on the Internet, the scenario consisting of potential clients entering information for lenders to compete over. This is the source of many non-exclusive generated leads.

It is a scenario that can work well for the consumer but not so well for the lender. These non-exclusive leads are not only generally picked over, a large majority of these consumers are only trying to get a basic idea of what is available to them. More often than not, Internet generated leads actually lead nowhere.

The leads are sold to lenders in bulk and often turn out to be rehashed information from months earlier. Because consumers tend to shop around, the information can frequently be the same lead on a different form. These non-exclusive leads often do more harm than good in the long run.

When it comes to large financial decisions, people want to feel good about the choices they make. They don’t want to be pressured but they do want to be well informed before they decide to get serious. The Internet is a venue that allows this, which is why less than five percent of Internet leads become actual sales.

The point of being in business is to make a profit and losing money by paying for Internet mortgage leads that have no return can put a serious kink in the works. Although one generated lead can wipe out a years worth of fees, sitting around and waiting for it to happen is generally not the best course of action. Taking a proactive stance and opting for more reliable results is always a best bet.

Exclusive mortgage leads are always going to be more lucrative. Instead of several brokers tromping through the aged data and information of a lead, lenders have an opportunity to deal with a potential client one on one. The exclusive lead is a better opportunity to successfully make a sale and close a deal.

Moreover, in this day and age when putting out personal information on the Internet has become an iffy thing to do, finding mortgage leads through telemarketing allows consumers to actually talk to a live person. This makes the potential lead more comfortable and more information can be gathered than on a simple form found on the Internet. The closing rate for transactions carried out in this manner is much higher than that of Internet leads.

Compared to Internet mortgage leads, the exclusive leads of telemarketing have a higher closing rate, doing away with the problem of not getting a return on lead fees. Plus, unlike leads from Internet shoppers, telemarketing leads have obtained extensive information from clients ready to make serious decisions. All this leads to a much more reliable source of potential customers and clients.
While Internet mortgage leads are not all that exclusive, Vertical Measures is a lead generation company that specializes in developing high quality, telemarketing mortgage leads for mortgage brokers in the US. Visit http://www.VerticalMeasuresLeads.com or call toll free 866-566-6100.

Some Tips To Help You Find A Payday Loan Company

April 29, 2009

Do you find yourself living paycheck to paycheck dreading the time in between pay periods and praying that the bills’ due dates will coincide with your pay period? There may be an answer for those pre payday blues: payday loan companies. There are several companies whose services can be provided to ease the financial burden of living for your paycheck. This is not free money, however, and a payday loan must be seriously considered before making a commitment.

Specific terms such as interest rates and fees must be reviewed and agreed upon before loans can be processed. Above all, one must be educated on the procedure of payday loan acquisition in order to choose an appropriate company and to avoid paying large fees.

Since there are so many payday loan companies, one may be selective in which one they choose to borrow from. Reputation is a good indicator of the company’s abilities. Better still is a referral from a friend or family member who can give you objective advice on the company. An important part of selecting a company is their fee schedule and payback process. Caution is advised during this process because there may be hidden fees and fine print that is easy to overlook.

It is wise to have a legal professional or advisor look over the particulars before getting involved in any agreements. A key feature of payday loan companies is the interest rates and payback plans.

This is where companies will differ the most, and it is wise to shop around before committing to a rate. One must consider the fact that they will be paying back more than they borrowed, a concept often overlooked when interest is involved. For those already on a limited budget, interest and other fees may pose a serious problem within their budget calculations. More importantly, acquiring a payday loan is often a last resort and may be decided upon frivolously. For this reason, it is wise to step back and thoroughly evaluate the need for the loan as well as the consequences that may follow if the loan cannot be paid back.

Once you have decided to embark on a payday loan, there is some documentation needed to begin. You will need your driver’s license, social security card, and bank account information. All of this is necessary in order to apply for a loan, and companies may reject you without all of the essential documents. As mentioned, it is vital to verify the validity of such loan companies before presenting them with any personal information. It is also crucial to review their privacy policies to ensure that sensitive documents will be protected from public view.

Whats The Difference Between A Credit Card And A Store Card

April 28, 2009

Would you like to save 10% on your purchase today by filling out an application for our store credit card?

The line is often delivered with a winning smile by the cashier at the till of your favorite high street clothing or accessory shop. The idea of credit cards originated with store cards - merchants extending credit to good customers who could be counted on to pay off their purchases over time. While today’s general purpose cards are derived and descended from that original idea, store cards today are a particular subset with some considerable differences and limitations. Confusing the issue further are cashback and reward offers that give you special advantages at particular merchants’ shops. They’re a peculiar hybrid that can serve you well, if you pay attention to which cards you hold in your wallet and which you use at various merchants.

Store Cards vs. Credit Cards

1. Credit cards are accepted at many different merchants, including shops, travel agencies, airlines and many service shops. This gives you the freedom to shop for the lowest prices you can find among many different merchants.

2. Store cards are only accepted at one particular merchant, though they’re usually welcome at any branch store run by the merchant. You’re confined to the selection of products carried by that merchant at the prices offered by that merchant.

3. Credit cards usually carry a considerably lower APR on purchases than store cards. They typically offer starting rates as high as 29% APR - which is often the highest rate on a general use options, reserved for those that have built up penalties for late payments.

4. Cashback options give you a percentage of your cash back each time you use them. Some cashback cards offer a higher percentage when you use them at the shops of ‘member merchants’, but can still be used at any shop that accepts the imprint on the card. Store cards seldom give cash back, and can’t be used in any other store.

5. Reward credit cards operate a good deal like cashback cards, but rather than giving you cash back on your purchases - which amounts to a discount on the price - they reward you with points that can be used to ‘buy’ other merchandise. Generally, you can’t shop regular merchants with your reward points. Instead, you redeem them from the merchant company for merchandise that’s offered by their ‘reward partners’. The cards themselves, though, can be used anywhere that accepts them.

6. An interesting new twist on reward options are those that allow you to redeem your accrued reward points for gift vouchers that can be spent at any merchant that accepts their credit card. It’s another step away from the limitations imposed by stores and ‘membership only’ merchants.

7. Membership credit clubs may look like credit cards - but they’re much closer to store cards. Generally, you’re required to pay a membership fee in order to shop from a catalog of merchandise offered by the credit club. They’re not credit cards and can’t be used like one.

Generally speaking, credit cards, especially cashback credit cards and reward credit cards, offer far more value than store cards. Be careful though, there are differences that will make one a better choice for you than another. If you’re considering a cashback option, take the time to compare credit cards to be sure you’re getting the right one for all of your needs.

What You Can Do To Save Money With Your Student Loans

April 28, 2009

Anyone that has gone through college or has kids in college knows that it is pricey, which leads to many seeking out student loans. Just as with any type of loan, it is vital that you do your research to find the best student loans for your situation. Different loans will get you different amounts of money with various circumstances behind the loan. However, there are a few things you can do with any student loan to save money.

With student loans, the interest rate is adjusted every July 1st making it difficult to know how much you really are going to have to owe when getting out of college. There is, however, a way to lock your interest rates to avoid having them raised after a certain period of time. By consolidating your interest rates you can have them permanently locked for the remainder of your studies.

The next thing to look at to help you save money on your student loans is automatic payment. A lot of lenders will offer you incentives and reduced interest rates when you have your student loan payments automatically deducted from your account. The reason being is that you are guaranteeing the lender that you will be paying the loan on time and in full amount by giving them access to your account. This also makes it more convenient for you allowing you to avoid missing a payment.

As noted above, it is vital that you research to find the loan that best fits your circumstances. There are several different types of loans with many different companies as well. Some may offer an option that is more intriguing than others, so you must do your research. By getting many bids and finding out what different companies offer, you will be able to find a student loan that best fits your current financial status.

The most obvious way to save money with your loan is to be on time. The minute you are late with your payment the interest rates will go up and your credit will go down. If you do feel the pressure of making the payments on time, make sure to talk to the lender before getting too far behind to see if you can work out an arrangement of some sort.

When going through the process of finding a student loan you may feel pressure and find that it is difficult to make a decision. The important thing is that you research and talk to many different companies to find the best fit. By doing so you should be able to find a student loan that best fits your financial situation at the time being.

How to Find the Best Commercial Real Estate

April 27, 2009

For most people, jumping into the commercial real estate market is done with sights set on millionaire land owners who have made their fortune buying, renovating and selling properties over and over and over. One of the keys to this success is finding the right commercial real estate properties to turn over. Do you go with a high-priced property and just hang onto it for a few years, letting it gain in value and then sell it or do you take a more out of the way property, fix it up and make it valuable then sell it? These are all options available out there for a potential buyer, but which one is right for you?

The best deals out there will give the biggest return on your investment. It is not unrealistic to look for deals that could give you upwards of two to four times the profit of what you invested. The amount of paperwork and red tape you have to go through is essentially the same weather it is a big deal or a small one, so try to maximize each deal and make it as profitable as possible.

The methods you use to find the best deals are important. You can rely on your own two eyes and simply go scout possible real estate deals that could turn a huge profit or you could enlist the help of a professional. There are real estate brokers that specialize in commercial properties but since they are hired by the people looking to sell, you might not get a straight answer on a particular property since all they want to do is sell it. The best thing to do if you are going to seek the advice of a commercial broker is to make a firm list of qualities you are looking for and dont deviate from them. The broker may try to sell you something you are not interested in so be careful. One advantage in using a broker is getting listings that have not officially gone on the market yet. This can help you get a head start in placing a big for a unit since no one else will know about it yet. Another good tip is to utilize the Internet. There are many sites out there dealing with property values and commercial sites that are for sale and many sites have excellent search criteria that can help you find what you are looking for quickly and easily in a non-confrontational environment.

One final place that is a great source of commercial as well as residential properties is auction houses. You may have to register with these houses and pay a small fee, but it is a sound investment since the auction house will be offering properties as a significantly smaller cost to you than if you were to buy it normally. In addition, these auction houses tend to send out notifications of properties that are about to go on the trading block. This can give you the time you need to research the deal, see if it falls within your criteria and then you can decide if you are going to bid on it or not.

Overall, there are many different options out there available for those looking to find sound commercial properties to invest in. If you do the proper research, you can find the one that is right for you.

The Biggest Lie Ever Told About Wealth

April 27, 2009

Why is it that 90% of the population find it so difficult to become rich? It is because all of us have been told the greatest lie of all, the lie that has been keeping us from becoming rich. Before you can ever become wealthy, you must first discover the truth about wealth and remove the wool that has been pulled over your eyes for way too long.

Let me start off by asking you to do a simple exercise. I would like you to close your eyes and picture a millionaire in your mind. Picture the clothes the person is wearing, the car he drives, how he spends his money, how he spends his day and how he dines. Go ahead and do this NOW before you go onto the next paragraph.

Well, what picture came into your mind?

If you are like most people, you would have pictured a millionaire as someone who wears the latest, branded clothes, who drives the newest luxury car model, who spends lavishly, who dines in fine restaurants and spends on the priciest, choicest dishes and most superb wines.

You may have imagined someone who is relaxing in a cushy leather upholstered armchair in his mansion or yacht, puffing on his Havana cigar. Why is this so?

It’s because of the way we have been brainwashed by television and movies to think this is the way millionaires live and spend their money. It is precisely these beliefs and habits that actually keep us from becoming wealthy!

The truth is that very few self-made millionaires live this way. In fact, the only ones who do live this indolent, self-indulgent lifestyle are the minority of millionaires who either inherited all their wealth or who made their money through sports or entertainment.

And all of them usually have one thing in common. They inevitably end up losing everything within ten years. Their wealth is only temporary. Look at Mike Tyson, Michael Jackson, Bobby Brown and a whole list of other celebrities who made hundreds of millions within their careers. They are either all broke or heavily in debt today.

In the New York Times Best-Selling book ‘The Millionaire Next Door’, Thomas J. Stanley interviewed 300 self-made American millionaires to find out how they think, how they earn their money and how they spend their wealth. What he discovered was a shocking revelation that made his book an instant best-seller.

It was discovered that many people who had high paying jobs, drove the latest luxury cars and wore the latest designer clothes and who appeared to be have millions to spend, were usually broke with a low personal net worth. Most of these professionals and senior executives of multi-national companies were what he termed ‘Under Accumulators of Wealth (UAW)’.

In contrast, those who were actual millionaires (that is those with a net worth of over US$1 million) lived very frugally and well below their means. Eighty-percent of them were born poor or from middle class families.

They wore inexpensive suits and never bought a watch that cost more than S$500. Most of them drove secondhand cars, never bought the latest models of vehicles and they usually invested a minimum of 20% of their income in the stock market or private businesses. He termed these people ‘Prodigious Accumulators of Wealth (PAW)’.

So if creating a million dollar fortune is what you’re aiming for, do what the actual millionaires do and you will accumulate wealth faster than the big spenders ever do.

Protecting Your Good Credit

April 26, 2009

It’s safe to say that if you have built a good credit score, you’d like to keep it that way. Who wouldn’t? There are a few simple things to remember when you are maintaining your credit score. Even though some of them may seem too simple to even mention, unfortunately, life is sometimes just distracting enough to make you forget about your credit score completely. Don’t fall into this bad habit. Maintaining your good credit is a matter of discipline.

Remember to make bill payments on time. This is crucial to keeping your credit score safe. It is almost like being in school again and showing off a great grade to your peers, because just like your peers, the creditors are just as proud of you for doing something great. By paying off your bills, not only are you preventing those annoying collection calls from occurring, you are improving your score. The reason for this is that when you are caught up with your bills, lenders see this as being a good sign that you will be able to pay back any money that you may request and will more than likely give you the money that you request because they know by your credit history that you are capable of making responsible payments. If you have had problems remembering when to pay bills before they are due, write them on the calendar every month. A simple reminder may be just what you need to help get those payments in on time.

If you have a good credit score, but can foresee rougher roads ahead, maybe you should consider debt consolidation. This is a way to combine all of your bills into one payment that is distributed amongst the companies that need to be paid. This takes all the guess work out of paying bills, no longer do you have to consider how much to pay and when to pay to whom. You see, even though you are paying what might appear to be a larger payment, in fact you are paying a lower payment to each individual company, but they are all getting their money on time. Creditors see this as being very responsible and it will most definitely improve your score or maintain an already satisfactory one.

Simply remembering to pay your bills on time can keep your score at a great level with no chance of falling. When you are responsible in bill payment your credit score will reflect just that-this is why it’s called “Credit”, because you are gaining person creditability for your financial history.
